For less than the cost of staying at a good hotel in Goa, guests can enjoy the luxury of a beautiful private villa with A/C bedrooms and tropical bathrooms, spacious living and dining areas, outdoor terraces, a lush tropical garden with a large swimming pool and well-trained staff to take care of everything.

There is a large and beautiful semi circular swimming pool, as also a kiddies' pool.  

An indoor restaurant serves all kinds of delicacies. There is a Roof top terrace for small gatherings and conferences.

Late check-out will be permitted on request.

Children below six years of age will be given free accommodation in the parents' room.

There is an additional supplement for children in the 6-12 age group. Extra mattresses will be provided.

The rules for cancellation are as follows:

• In case of cancellation done more than 14 days before the start of the holiday, the deposit amount will be retained as the cancellation fee.
• In case of cancellation done 7-13 days before the start of the holiday, the cancellation fee will be 50% of the total holiday cost.
• In case of cancellation done six days or less prior to the start of holiday, the cancellation fee will be 100% of the total holiday cost.

Guests may please not that these rules do not apply during the peak season, that is between December 21 and January 3.
